On the surface level, it helps determine the utilisation and density of a parcel of land. What is FSI in Real Estate?

FSI is a crucial real estate concept that helps define the maximum built-up area a parcel of land can have across several floors (the limit for which varies zone to zone). In other words, it is the ratio of the total floor area of a building to the total area of land it occupies.

FSI varies across zones, localities, cities, and states, as determined by local development authorities. In Gurgaon, for instance, the permissible FSI for residential plots varies between 1.0 and 1.45. This can also be expressed in the form of a percentage.

The formula to calculate the Floor Space Index (FSI) is:

FSI = Total area covered on all floors/Total plot area

An example of the calculation of FSI is:

If the total plot area is 1,000 sq. m. And the FSI is 2.0, the total floor area that can be constructed is 2,000 sq. m., spread across various floors as defined by the zoning laws. One can construct 1,000 sq. m. each on two floors or divide it such that two floors get full construction and the third gets half.

Common Types of FSI

There are three common types of Floor Space Index (FSI) in the context of Indian real estate:

Basic FSI

As the name suggests, this is the standard FSI prevalent in a sector/pocket/zone, available at no additional cost to the developer. It is decided keeping in mind factors such as road width and zoning laws of the area.

Premium FSI

This feature can be availed by the developer by paying a certain fee to the local government. After making a premium, the developer can enhance their basic FSI. However, the allowance depends on factors such as road width and other site-specific conditions.

Incentive FSI

This is rewarded to developers as an incentive for certain contributions they make, like adding to the construction of public infrastructure or building affordable housing as per various government schemes.

Why is FSI Vital for Homebuyers and Developers?

Acts as a ready reckoner: This guide helps developers understand the maximum permissible size of the building they are about to construct. The developers can then accordingly maximise space utilisation in the most effective manner while ensuring compliance with the regulations.

Helps create a balance: FSI is vital from the urban planning point of view as it governs the density of buildings in a particular sector, pocket, or zone. This gives them an insight into the visual appeal of the city and its ecological impact, all the while creating and maintaining a balance.

Supports the infrastructure: Apart from helping design well-thought-out neighborhoods integrating green landscapes in otherwise busy townships, FSI also ensures that essential utilities such as water, electricity, and transportation are effectively managed and not overburdened.

Defines property valuation: Zones with higher FSI approvals by governing bodies tend to fetch more money simply because more space can be utilised for construction.
